1. Utility Fee Settlement

Utility fees, including electricity at CNY 0.64 per kWh and water at CNY 4.3 per ton, will be charged by the property management team based on actual usage. Basic internet service is included.

Please note that the Apartment Usage Service Fee does not include electricity fees, water fees, bedding items, or any other personal expenses incurred during your stay.

2. Booking & Usage Period

Summer Package Period: July 6, 2026 – August 31, 2026

Booking Opens: March 20, 2026

Fall Package Period: September 1, 2026 – January 31, 2027

Booking Opens: March 20, 2026

Full-year Package Period: September 1, 2026 – August 31, 2027

Booking Opens: March 20, 2026

Please note that the Apartment Usage Service Fee is calculated based on the full service period. No refund or pro-rated discount will be provided for late check-in, early check-out, or early departure.

3. On-site Payments at Check-in

Upon check-in, residents are required to pay the room usage deposit and utility prepayment on site.

The specific payment items and amounts shall be subject to the Invoice or Fee Confirmation issued by UNIJIA.

Accepted payment methods: CNY cash, Alipay, or WeChat Pay only. Please note that on-site payments cannot be made by international bank transfer.

4. Exchange Rate Policy

All fees are denominated in Chinese Yuan, CNY.

In the event of significant fluctuations in the USD exchange rate, UNIJIA reserves the right to require settlement in CNY or to adjust the service fee accordingly to cover any difference.

5. Supplementary Materials

Due to differences in room types and communities, different communities may require relevant supplementary supporting documents to be provided before application or check-in.
