1. Utilities & Energy Charges

Utility charges are collected by the property management based on actual consumption at the following rates: electricity at RMB 0.68/kWh and water at RMB 4.50/ton. Internet access is included.

Please note that the Apartment Usage Service Fee does not include electricity, water, bedding, or any other expenses arising from personal use.

2. Booking & Stay Period

Autumn Semester Package:

August 26, 2026 – January 25, 2027

Booking Opens: August 17, 2026

Full-Year Package:

August 26, 2026 – August 25, 2027

Booking Opens: August 17, 2026

Important Notice:

The Apartment Usage Service Fee is calculated based on the full package period. No refunds, prorated adjustments, or discounts will be provided for any unused portion of the package period resulting from late check-in or early check-out.

3. On-Site Payments at Check-in

Upon check-in, guests are required to pay the Room Usage Deposit and Utility Prepayment on-site.

The applicable payment items and amounts are subject to the Invoice or Fee Confirmation issued by UNIJIA.

Accepted Payment Methods: RMB cash, Alipay, or WeChat Pay only. Please note that international bank transfers are not accepted for on-site payments.

Certain check-in-related fees may be paid on-site upon arrival in accordance with the applicable payment requirements.

4. Exchange Rate & International Payment Policy

All fees are denominated in Chinese Yuan (RMB/CNY). In the event of significant fluctuations in the USD exchange rate, UNIJIA reserves the right to require settlement in RMB or adjust the applicable service fee to cover any resulting difference.

The Apartment Usage Service Fee may be paid via international bank transfer. All bank charges and intermediary bank fees arising from an international remittance shall be borne by the sender. The net amount received by UNIJIA must match the amount specified in the payment notice.

5. Supporting Documents

Due to differences in room types and community requirements, guests may be required to provide additional identification or supporting documents during the application process or prior to check-in.
