Spring Check-in Notice：

1. Utility fees (electricity: 0.64 RMB per kWh, water: 4.3 RMB per ton) are collected by the property management and charged based on actual usage (internet fees are included).

UNIJIA Spring Lease Period: February 19, 2026 - July 05, 2026. The earliest check-in date is February 19, 2026. Note: Tenants who check in later than the start date of the package are required to pay the full rental fee. The package you purchase covers a rental period of one semester or one academic year. No refund will be issued for the remaining rent in case of delayed check-in or early check-out.

3. On the check-in day, a deposit (in RMB cash) is required. The deposit includes one month's rent and a prepayment of 2,000 RMB (in RMB cash) for water and electricity fees. * Multiple payment methods are supported: bank transfer, electronic remittance, and RMB cash payment.

4. If there is significant fluctuation in the US dollar exchange rate, UNIJIA reserves the right to settle in RMB and adjust the rent or service fee accordingly to cover any difference.
